How to price a home by Sq foot
What is a good price for a home in Fort Mill per sq foot?
Is 1700 sq at $170,000 good? which ends up to be $100 per sq foot.

There is a website HP | Properties and Development where you can search for homes in the Charlotte area by map, subdiv. etc and the search results come back with price per sq ft for each listing, it may be a good way to see what other homes in the area, zip code, or subdivision are selling for.

I literally sit overlooking Lake Norman on the North end. I am on 3/4 acre, 4041sqft home, 900sqft garage, all brick home, all wood floors throughout the entire house with the exception of beds and baths, a ton of upgrades, and I think we paid $109/sqft... lot was included.
I know its not Fort Mill, but then again, Fort Mill isn't Lake Norman, where prices are usually higher...

I wouldn't worry too much davemags, while more expensive homes might have a similar price per sq ft, it may be somewhat misleading, you probably need to to look at price per sq ft for similar sized homes.
Think of it like a graph, the intial 1000 sq ft or so would have a pretty high cost per sq ft but after that the cure should level out. Meaning that for every sq ft over 1000 you'll be paying less per sq ft. Not sure how well I explained that but hopefully you get the gist.

Yes its new construction, but not base price. Price includes $42,000 in upgrades. For example I added Fireplace, duel vanity in master, seperate shower bath, 9 foot ceilings, stainless steel appliences, and wood floor throughout. I actually received 50% off upgrades.

Thats not too bad then.
I got 22k in upgrades in Berewick (via KB Homes) on my house and it came out to roughly $72/sf on the final price. You def might want to check that place out..

thats a subjective question. what sort of house? where in Ft Mill? what amenities are close by, etc....
