I asked my Ballantyne based realtor today about the foreclosure laws down in Charlotte... regarding giving a "preference" to regular folks, who plan on living in a property as a primary residence (getting financing to buy a distressed property), OVER an investor buying it up to rent it out.

She deadpan told me that it "wasn't like NY down there"... "they don't have alot of foreclosures". This happened TODAY.

I know! I LOVE this woman, too - she's great... I'm almost positive there wasn't any malice or deceit. The way she responded I honestly felt like she believed it. Just shows me that I need to be continually educating myself as the only thing I can truly count on is my own research.

Is there a list of foreclosed properties anywhere? I know folks consolidate lists to "sell" them - and you can find info online

Union County Foreclosures

But I dont know if those lists actually cover everything that is out there in foreclosure and I always wonder how accurate they are. ???

Maybe the foreclosures seem a drop in the bucket compared to what sales have historically been. I checked on Union County's website, and they have "comps" for 2009. So I put in $250K-350 for Oct, Nov, Dec, 2009, just to see what sold in ONE neighborhood - Brandon Oaks. 172 properties were sold in that time period, in that price range.

So it must be that an awful lot of property has historically sold monthly in Union County.

This website says 1908 foreclosed properties in Union County, but again - who knows what property is or isn't listed on this website.

I will, although getting her to read email is tough... she's old school.

Could that be right for Brandon Oaks? I mean it is one of the biggest subs in Indian Trail... but, that's alot of properties!
