You have plenty of time to buy, there are some great deals to be had right now. Since your girlfriend is a teacher she should also check out the Neighbor Next Door Program which is available to teachers and Emergency Service Personnel. It will allow her to buy homes at 1/2 price through the state.

The teacher has to work in the county where the property is located. I do see a couple GNND homes once in a while, but they are located in Mech County. (and they are not hiring right now)

One thing to keep in mind with this credit. If she moves out within 3 years, for any reason, the credit has to be paid back.
