Inexpensive land not too isolated?
I will be retiring in June and, along with a few other family members from various parts of the country, am looking for some land we can all purchase and build on. We've narrowed our choice to either the northeastern part of Tennessee or along the lower edge around Chattanooga. We like the climate and low tax situation.
My question is in what area would you suggest looking for land (20 acres and up for under $100K) that's not too far from decent sized shopping centers and medical facilities, etc.? The less snow and milder winter the better.

MW: Only on the very northern section of Hamilton County(Chattanooga) will you find any tracts over 5 acres. The secret has been out for past year or two. DAYTON, just open their NEW HOSPITAL last weekend, Rhea County, rt #27. This is just North of me. Also retired. There are tracts of land around SALE creek here I mentioned before to a girl.
LOWEs being built just south of Dayton. your target of $100k ( 5k/acre) sort of agressive, but do-able, just dont expect waterfront or Bluff views.
Need to check on utilities, or cuting roads, may add up quickly.

River concerns & building costs
Thanks for the info.
Looking at Dayton on my map. Looks close to the TN River. Any flooding issues to be concerned about getting close to the river and tributaries?
Up here were I am everytime we get a heavy rain the TV reporters are out reporting on river levels (lot of floods here). It gets really tiring.
I heard that the building costs around Knoxville are really high ($175K/sq ft for vary basic). Anyone know how they are around Dayton?

No Floods, $100/sq.ft. .20 yr drought
MW. This summer we are in a 20 yr drought, so excess water would be a blessing. Yes creeks coming off the plateau are dried up, However this whole region south of Knoxville is TVA controlled power region. Over the 600 miles of river are numerous Dams, for electric. Winter water " gets drained down about4-5 ft in case there is ever big storms. ONly one day of snow so do not get a Winter snowpack to melt.? Wife always had fear so our house is on top of hill side below in picture , straight off canoe bow.
Last year we bought, (Also read paper re-sales) around the $100/sq ft target, this included everything, One acre dead end street lot, long concrete driveway , two car garage, 2 porches. Mature shade tree hilltop, 40 mile view east and South east, winter view of ridge to west.
Again Sale Creek area (Zip 37379) off the large lake Chickamauga,(Tn River) so NO flood rises. ALL roads Paved in county.......  [/IMG]

Hi,
Expect building costs in Dayton to be about 25% plus lower cost than in Knoxville for the same structure. Maybe even 50% less if you find an out of work builder. Dayton may be one of the last unspoiled areas of E TN.
