We keep making the same mistake...We've lived in various suburbs of Detroit and now 3 different suburbs of Atlanta. We have always wanted to live in one of the quaint neighborhoods close to the city but always make the mistake of going for the cheaper housing. Although my husband grew up in Frankfort Square and New Lenox, he's been gone for a long time and not familiar with any other areas. We really don't want to take the easy way out again and go for the area with the cheap (but bigger) houses. That's also why we are going to rent for a year - that and the fact that my husband will be trying to find a teaching job.

There are some smaller homes in the Cook Co. part of Buffalo Grove that might be close to your budget. About a 15 min drive to the BG or Wheeling Metra Station. If you can stretch the budget to 300K then you will have more choices in Arlington Heights & Mt. Prospect. The parts of Wheeling that attend Elementary District 23 may be worth considering.
Perhaps a decent sized Townhome close to Metra in a good school district in an established neighborhood with mature landscaping?
IMO unless your willing to go Townhome $200K will only get you a home in a mediocre area or WAAAY out in the outer ring suburbs with a nasty commute.

I've been doing a little more research and I think I'm eliminating most of the stuff on the north side since it will be closer to my husband's family to stay on the south side and easier for my mom and dad (who are totally afraid to drive anywhere near chicago) who will be coming from michigan. I also started looking at train routes and some look like they'll be easier to get into the city - for example, if I got the train in New Lenox or Oak Lawn, i can just sit back and ride and not worry about making transfers. So what about Oak Lawn? Tinley Park?

The Orland Park, Palos Heights and Palos Park area also seem very nice and have Metra service. You will probably hear a lot from those who live in or near the SW burbs. Good luck with your move!

Thanks - Still have to find my husband a job though (which will also help determine where we move) or else take the risk of moving up there with my job only. Stressful!!!! Especially in this economy!
