Need Info on Gilberts, IL
Hi All,
I would like to have some information on Gilberts area. I'm planning to relocate to that area. Before the BIG decision, I would like to know some information related to schools, real estate, shopping malls etc.
When I search for properties, I found a new construction single family home for $350K and not sure is that the price is accurate or overrated?( Whole nation is crying about Home prices falling, real estate melt down !!! In my research I felt that is only in news )
Please share your thoughts on real estate growth in Gilberts! Any links where I can find some info on Gilberts would be great.

I don't know too much about that area but make sure your housing is not in carpentersville school district. I have not heard great things about some - i.e. gangs.
Someone else here can weigh in on that and verify though. Just so you can be wary.

Last time I was in Gilberts was about 15 years ago. I had a girlfriend who lived in a HUGE house out there. The neighborhood she was in was very upscale, thats about all I remember of the town. hahaha

Lots of brand new houses out that way, expanding a lot. Far, far away from Chicago--that's why prices are cheaper. Buddy moved to a new home a few years ago and is quite happy there.

Yeah, there are some whopper upscale homes out there. Lots of new buildings - I only drive by it though. Looks real nice to me.

Lots of new construction going up in Gilberts, but be prepared for "Rush Hour" traffic. You can also check out Pingree Grove which is just west of Gilberts. I would stay out of school district U46 (Elgin) and District 303 (C'Ville) if you have children. There is quite a bit of shopping along Randall Road plus Geneva Commons & Algonquin Commons (outdoor shopping malls). Elgin is planning Elgin Commons near I90 & Randall Road in the future. You can also check out the unincorporated area's if you have no issue with private wells and septic fields.

10 minutes further west will put you in Burlington. Nice small town community, lots of 100+ year old Victorian style homes there. Not sure if athletics in school is important but they have some great sports programs.

I agree with the previous posts. Gilberts was a rural area that is now a builder's haven. It is very pretty out there- lots of new subdivisions going up. You can find custom homes and the typical "cookie cutter" homes being built. If schools are an issue for you and/or your family make sure you investigate this. The only other concern you may have is that in the "rural areas turned growing subdivisions" you will find that your taxes are pretty high. New homes mean new schools, new fire protection districts, adding on to the library, etc... Lastly, make sure if you purchase new construction you are informed of any SSA tax that could be prepaid or added to your tax bill.

Actually, 303 is the St. Charles school district, and a pretty good one at that. Though I'm pretty confident Gilberts is not in it; I believe it only extends out to Wasco.

For some reason I was thinking Gilberts was in the Algonquin school district.
