Anyone have any thoughts on fake stucco exteriors?

Exterior insulation finishing systems?

I googled it and it looks like Chicago banned in 2000.

Stucco was never meant to be an insulation any more than brick. It is a three layer concrecte facade that cracks over time.

Read more about the so called "false stucco" here. it is neither stucco or insulation. it was falsely advertized and an ensuing lawsuit cost the company that used it on a courthouse a cool $12Million. If you bought a house with this stuff installed you would probably need an energy audit and insulaton... best guess.

I didn't buy a house with a EIFS system, but I looked at two of them and I was suspect.

To me:

1.) Make sure it's not a barrier EIFS
2.) If there is an EIFS, make sure it has drainage in the back.
3.) Make sure the house has regular insulation
4.) Make sure an insurance company would underwrite the house.

Anything else?

I'm thinking I should just stay away from an EIFS house.
