Default Property Taxes in Lake County (grayslake, libertyville)

Looking at moving into the area at some time and wanted to know how much Property taxes are on homes priced in the 350-450k range?

I know you said Libertyville/Grayslake, but since I am right next door in Gurnee, my property taxes are $8400. I know Libertyville/Grayslake can be less and most of the time more than the cost I gave you. Hope this helps.

How come Gurnee is so much higher? I would assume it would be lower due to Gurnell Mills and Six Flags. Not to mention the sailors from Great Lakes spending money there.

The area that Warren Township High covers is quite large. The built new schools for the elementary district too. The sales tax from the Mall and the Amusement park flows ONLY to the municipality. Gurnee is not a good deal on taxes.

Libertyville is much more established. Far slower growth.

Libertyville is close to $8,000 for a $350,000 house. I'm not sure about Grayslake. Mundelein in the Fremont township would be around $6,000.

Gurnee is a good deal because we don't pay a village portion of the property tax and we do not have a vehicle sticker either. Why? Revenue from retail/six flags and red lights That said, schools and the "duplicate government" of Warren Township add up costs.

Here is my tax bill I JUST received. 2190 square feet built in 1993. Looking at Fair Market Value on my tax bill was $291000. Total tax bill is $6134 and change. Here is the breakdown-

County of Lake $327
County of Lake Pension $85
Warren TWP Roads- $107
Warren Newport Library- $195
Warren Newport Library Pension $13
Gurnee Park Dist.- $292
Gurnee Park Dist. Pension- $33
Woodland School Dist. 50- $2835
Woodland 50 Pension- $41
College of Lake County- $179
Warren H.S #121 $1385
Warren H.S #121 Pension- $29
Warren Special Road Improvement- $96
North Shore Sanitary- $110
Lake County Forest Preserve- $177

A $350k - $400k house in Mundelein is going to run you $10k - $15k a year.

Trust me, that's what I pay and can't say that I like it, but what are you going to do?

I have gone to the lakecountyappeal site and they offer a 'service' to try and help reduce your taxes and then they get 10% of what if anything they save you for the first year. There is also a $50 fee just for starting up with them. You can do all of this on your own when you receive your Blue tax card in the mail and file an appeal with the assessors office.
