Northwest Indiana, just about every middle income chicago suburb that I know of has atleast one wealthy subdivision in town. Dune acres is a wealthy small town. With it's own elected government.

Bluefoxwarrior, I am sure if the town of dune acres was located in another region of chicago. The area of porter surrounding dune acres further inland would have an extremely high concentration of wealth also. So the relatively small concentration size of wealth is indicative of the region's financial standing.

I cannot speculate whether or not that would be the case. The allure of those beach communities is the lake itself. Of course people will pay top dollar to have a home with a lake view and/or within walking distance of the beach.

As another poster has alluded to, Dune Acres/Ogden Dunes/Beverly Shores are communities where many wealthy Chicagoans own second homes so the wealth isn't necessarily "in and of" NWI in the first place. But to be sure, wealth is very much spread throughout the region. There many affluent areas in many NWI cities and towns. Is it the North Shore? No way. But I think using Dune Acres as a measure of the region's financial standing is just simply not accurate.

Maybe if you were actually familiar with the area, you would know what you were talking about. Yea Dune Acres is a small wealthy town without its own schools, businesses, library, etc. It even says so on its website. The only reason it is a town is because it incorporated. That the only thing that makes this place a town. But that doesn't mean that you can compare it to other towns as a whole.

This is my last comment to you. I fear that I may be losing brain cells trying to get you to understand something that you clearly refuse to acknowledge.

Chuckity, I had also posted a link. I didn't derive to that number from my personal opinion. But there is no real right or wrong. It all depends on what's being included or not included in the data set of information. If foreclosures are included then the number would be much lower. I took a look at Coldwell Banker's website and they have the median sales price for Dyer $172,704 . http://www.coldwellbanker.com/real_e...search/in/Dyer .And lake county is not very forethcoming when it comes to releasing propety sales information to the general public. None of the local newspapers post home sales information for lake county.


Northwest Indiana, I am very familiar with Dune Acres and have been for years. I would recommend buying a home in Dune Acres over a subdivision in dyer any day. Most of the existing homes resold over the past couple of years in Briar Ridge have been at a loss for the homeowners. To this point for most homes in briar ridge, the price paid for the home when it was purchased new is still the current peak price. Dune Acres on the other hand is a far better established investment. The properties in dune acres have appreciated in value over the past few decades at a much more impressive pace than the rest of northwest indiana. So until existing homes sales in briar ridge actually appeciate in value and are sold at those appreciated values. I don't see how you can compare briar ridge to the much more established good investment that dune acres is.

The number is not my personal opinion - it's current sales, not last year's numbers. And I included foreclosures & short sales of every single family home sold in Dyer from the beginning of this year until now.

To make a generalization such as "NWI not so much" reveals that you're not very familiar with the area. Anyone who is could tell you that desirability in NWI changes from town to town. Some are very nice towns, some are average, some leave a lot to be desired.
