Horse people in the western suburbs?
Hi, we are moving to the area in 2008 and I am wondering are there any horse people, barns or activities anywhere in the western suburbs?

In general, the burbs are very equine friendly. There is a nice equestrian facility at Danada in Wheaton, and there are always horses on the trails at the forest preserves in Dupage County. There are many fine stables and boarding facilities throughout St. Charles, Elburn, Barrington, etc. If you need boarding or training, it can be very expensive in the suburbs - more affordable options are plentiful closer to Dekalb or beyond.

In addition to Shmoo's good thread, I will also suggest Wayne, Illinois. In my opinion, the small community of Wayne, Illinois is THE equestrian community in at least the Western Suburbs of Chicago. Never - the - less, living there will cost you a king's ransom.
Visit REALTOR.com - Real Estate Listings & Homes For Sale to see if there are any property listings. If so, you can also get an idea of the real estate prices. A typical equestrian property listing might have at least ten acres of land. Maybe more.

I was curious about this idea as well? Does anyone else have any good advice? CAn you purchase an acre of land in ST. Charles for a equestrian property or are they always 10+acres?

Another thing to consider is if a given municipality permits horses or any other livestock. We have already stated the ones that do. But does St. Charles? Although I have traveled through St. Charles, IL an entire lifetime ( I live 9 miles from St. Charles), I don't have a feel for the regulations regarding horses, and the minimum size of land required to keep them. My guess is a ten acre minimum. But once again, visit REALTOR.com - Real Estate Listings & Homes For Sale and search for ten acre land in St. Charles, IL.
However, the ENTIRE Chicago Land Suburbia no longer has 'cheap' houses / land. One cannot find something 'cheap' because everyone has the same dream and has already found 'cheap' land before 'you'. I know that is not encouraging but that is the Gospel truth for the Chicago area. Before 'you' can find cheaper land near Chicago, you have to go West of Elburn, IL.

Lots of horses and horse people in western Kane County.A house is for sale in my nieghborhood now set up for horses(about an acre and a half).I'm zoned for horses but don't have one.There are at least 3 stables and a riding club within minutes from here and more all around the western part of the county.The county has Forest Preserves set up for riding.The farmland is being gobbled up but there are still alot of horses around.

If you don't mind me asking what towns are you close to? The properties you speak of is probably what we are interested in.

10+ acres in St. Charles would run you $1 million +.
However, a quick Realtor.com search shows all kinds of horse properties in St. Charles on 2.5+ acres starting around $400k. So apparently you do not need a huge property in certain areas.

The two boarding stables and riding club are all west of Elgin.Plato Center area and east of rt.47.The riding club is the Fox Vally Riding Club.They just moved west of rt.47 over by Burlington.There is another stable west of Wasco on rt.64.I don't think the property is as expensive(depends,Wayne,St.Charles,etc will be more) as Shmoo says.I think that will get you horse property and a small house.Look west of the valley towns from Aurora to Elgin and you'll find something.West of 47 will be less expensive but still not cheap.Be careful where you look because Illinois has future plans on paper for a new North/South freeway that runs west of 47 too.It runs(proposed) about in the area about even with Virgil and veering over east of Burlington towards Hamshire.I would check further into this before you buy so you don't end up next to a highway after you move in.
