We didn't look at any houses on the market in Ravinia as she said there wasn't anything our style. I'm going to ask her to show us Comstock tomorrow. Thanks for the suggestion.

Thanks for taking the time to look those up Nysee, but Glencoe is New Trier and like I said, I am more afraid of NT than I am of Evanston HS.

There really isn't anything to be afraid of NT. My son was actually surprised at how much diversity there was at New Trier. NT has so many different people with different cultures and religions. NT isn't full of rich kids like people think. The kids don't know and don't talk about money. I couldn't be more pleased with New Trier. NT and Evanston are similar in many ways. NT is a very large area, and there are many different neighborhoods with different income levels. Believe it or not, there are many lower income families living in the NT district. They have just been here for a longtime. I personally know a single hispanic mother who lives in an $800/month apartment in Winnetka, who sends both her children to New Trier and to Washburne Middle School. Her kids fit in fine. It is the older people, the adults, who put more emphasis on money here. The kids could care less. My agent bought a $200,000 house in Glencoe in the early 90's and her youngest son had a kid in his class who was moving, and she was the listing agent for the house. One day she showed him the house at brokers open. She hadn't told him it was that kids house, and her son said that he had no idea he was from such a rich family, this was a $7 million home for sale in 98'. NT is the best, I would definitely consider it, it is a great school and as I have said before, I would live in a tent for my kids to go to New Trier as would other NT parents. Evanston is also a great school, very similar to New Trier, much more divided along racial and economic lines though. Please do consider Glencoe, you won't regret it.

This one in Ravinia is traditional, but I could do wonders with this place... And the price is right.

Do you think this is true? Our agent seems to think not. She says most houses are getting about 94-96% of asking price. The house we are looking at in Lake Bluff is $180K higher than Zillow's estimate. I know Zillow can be off, but by this far? The graph on city data shows homes sales in LB falling dramatically. I am trying to figure out why.

I'd probably try to rennovate the basement and add another bathroom down there. Also, central AC with space pack ducts would need to be added for my tastes... The kitchens and bath need to be redone. But if you got this place for around $450,000, there might be some financial leeway to get these things done.
Off the bat, I'd make sure the roof, windows, electrical, boiler, and plumbing were somewhat modern. I'd check the condition of the masonry and the interior plaster. Get a good home inspector with any older home like this!
Nysee says it's a teardown? Man that pisses me off. How wasteful. Unless the there's foundation trouble, there's no good reason to knock down a house like that.
