Since this topic comes up occasionally, and no one has been able to find a nice list of the total tax rates for each town in Cook County like there is for DuPage County (Property Tax Rates), I've created one. I found the huge pdf file of the 2006 tax rates for every taxing body in Cook County on the county clerk's website (http://www.cookctyclerk.com/upload/news_108.PDF) and used the data to make this list. For towns where the tax rate varies by township/school district/park district, I've listed the range of tax rates.

Hi, I have a question regarding this posting -- my husband and I may be relocating to the western suburbs (i.e.western springs or la grange). Anyway, I am wondering how you calculate the taxes based on this information. For example, where I live now, our voted tax millage rate is 143.95. Our actual tax rate is 78.49. This equates to a 2.4% paid per year on your home's assessed value ($2400 on every 100K).
If I was looking at a 400K home in Western Springs, and the rate is 6.37, that's not a percentage of 400K, is it? Because that would be astronomical and very few people would be able to afford that. ![]() Any help would be appreciated! |

No. The rate is sort of useless, as the assesments are all over the map. Some towns are way low compared to their market value and some are spot on.
The "cents per mil" is supposed to be multiplied by the assesed value, which is then supposed to be 16% for homes in Cook Co and one third of the market value in other counties. Since these are so for off there is the "Equalization Factor" applied from the State. Subtract out home owners exemption. Crazy huh? Ugh! That's crazy! I wish there was a way to figure out who has this combination (I think I'm asking for way too much!):
- east of downers grove, heading towards the city - non-nausea-inducing taxes - great schools - not TOO suburban, walkable if possible, maybe a downtown-ish area? - possibly new condo/townhome construction or single family homes on smaller lots - average house should not cost 850K+ (I know - Western Springs = very suburban, VERY expensive, right? ) At least a bit of value for the money would be nice.I guess if I could live anywhere in the Chicagoland area, it would be Evanston (for the general feel), but that's much too far away. Anything even mildy resembling that on the west side? Thanks for your help, I appreciate you taking the time to answer me. ![]() |

We should probably NOT clutter this thread, but...
I think you'll find ALL the towns east of DG are mostly gridded style development that are pretty walkable (even Riverside with its twisty streets is pleasant enough for walking as long as you don't mind a little extra distance...) And the median housing sales for even WS, LaGrange and other such towns are far lower than you'd expect. Further replies should probably be another thread... |
