Hi,
I am not familiar with the geographics of IL but would like some information on Naperville if anyone can help. What are the schools like? Can I get a home with a little privacy, maybe .75 acre with a 2000' sq ft home in a nice area? What are the taxes? An example of property tax would help. Thanks much for any response. Starr |

I couldn't find a tax% but most of DuPage County is 2% give or take. [approx 1.7% - 2.2% of the purchase price / home value.] Though I do believe the southern part of Naperville falls into Will county. so, lets just say, 350k home, you will pay around $7,000 in taxes, give or take. Hopefully someone that lives in Naper will jump in with a rough real estate tax amount. I did a quick search from one of the links for homes for sale, and put in the search, 3+BR, 2+bath and about 180 homes came up ... about the first 8 pages were well over a million $$. took me a lot of clicking "next" to get to a page where the homes were under 500k. but with the size of Naperville, i'm sure you can find something within your criteria. |

I live in Sleepy Hollow Hollow and pay around $7,000. I can't believe how High the taxes are...

Very very nice town. A bit on the snobby side in parts, but overall a great place to call home if you can afford it. Very rich, great schools, very prosperous, clean, good strong government working for the people, lots of shopping, and yes tons of traffic
, low crime, about an hour-two commute in by car during rush hour into the Loop or 60-75 min by Metra. Homes ranging in price from $350K for a nice up to date condo or townhome to $2M + for a nice home with some acreage with plenty of homes falling in between there. Taxes start at about $3K and work their way up from there. Topography of the land is much like everywhere else around Chicago; mostly flat. There are starting to be a lot of trees as many of the residents are planting them, but remember this is not a "wooded" area like some other towns such as Downers, Willowbrook, or Claredon Hills are. The area used to be much farmland only about 15 years ago. Yes it has really boomed. |

Naperville is a GREAT place to live. I have made it home for over 22 years and have watched it grow. I can honestly say that just about any area of Naperville is a nice area.
The schools are OUTSTANDING, in fact US News & World Report just recently ranked both Naperville North and Naperville Central high schools in the top 3% in the country taking Silver Medal Awards. In DuPage County there were 4 such awards handed out, two to Naperville schools, one to Hinsdale Central & one to Wheaton North. No Will county schools were awarded this honor. You can find a wide variety of housing choices in Naperville. For property over a half acre, you are usually looking at unincorporated property. What that means is that you would not be entitled to city services. Your services, i.e. trash, water, police protection etc, is provided by the county or privately. The benefits to you being that the tax rate is reduced – everything being relative. New construction is being taxed at approx. 2.5% of purchase price. Older homes are taxed at a somewhat lesser rate. If you’d like more specific information, DM and me and I’d be happy to provide you with in depth information. We moved to Naperville almost 2 years ago. Overall, I find it pretty snobby. The schools are great if you have a gifted child. There are honors classes starting in 3rd grade and lots of kids are in them because their parent's have had them tutored since preschool. Honestly, the schools were better in the previous city we lived in. Look closely at curriculum before you buy into the "great school" buzz. If you have a typical, normal child he or she will most likely feel inferior. Mine certainly have. Most kids in Naperville are also too busy for any types of play dates or even friendships. They are scheduled with a well rounded plate of activities that usually involve piano lessons, soccer and Kumon. Many of the kids are also ultra spolied and pretty snobby themselves. Yes, this is only my experience in Naperville. I'm sure others love it. I wish that I had known a little more about the down side of this city before we moved here. I would have picked a different location. If you and your kids are competitive, have to wear the latest designer duds and like to keep to yourselves...Naperville is for you.
