This is just it...we do not need a national conversation on RACE....we need a national conversation on CULTURE....the color of ones skin usually is just an aid in figuring out what culture they are...as well as their dress, their speech, food, values, etc. For example, back in the 1920s, it may have LITERALLY been the color of one's skin that some whites may have not liked...now? It is not necessarily the color of one's skin but the culture they are immersed in. Many people just do not like or value the African-American culture? Why? One reason is because many people simply do not understand it. Another reason? Because many aspects of the African-American culture are portrayed poorly by the media AND by African-Americans in general. The only reason race comes into play is because it is one of many identifiers of what culture one may be. What is the exception? Me. Although I am black, I am not African-American. My family is African immigrants. I personally never felt disrespect or any racial hatred towards me because I carried myself in a respectable manner. Some people may argue that I carried myself in a "white" or "proper" manner. Who would say such a thing? African-Americans would say that to me. And many would say it as if I were committing a crime. Many would say that it is not cool. But I didn't care. On the other hand, there were many African-American people who did not try to bring me down, but they helped encourage me to use my gifts to help others act civilized. I feel that I have done my best in trying to do so. I carry myself in a very respectable manner. Do I make mistakes? Yes, but I blame myself...I do not blame others...

Question of the day: Why is it that when African immigrants come into the country, they (for the most part) are treated with more respect than African-Americans (as a whole) who are already in this country? CULTURE CULTURE CULTURE CULTURE CULTURE....NOT RACE!!!!!!

So at the end of the day, the reason why I believe that Lansing is going downhill is because many aspects (NOT ALL aspects) of the African-American culture are bringing it down. Not because the color of people's skin. Would people be worried if a town became half Ghanaian and half white? Not as much. Half African-American and half white? Probably so.

The problem in this country used to be about race...now it is more-so about culture.

I think good points are made on both sides of the debate. Have never understood why it has to be all one extreme or the other like some sort of religion. Elements of both are happening simultaneously. To say though that there is no component which is purely racial (ie only cultural) makes absolutely no sense to me. People need to be a little more honest with themselves. I am somewhat racist myself, though less so over the years with the more black people I meet, live near, and get to know. I think a large component of fear is born out of ignorance. that said, many black areas suck, and no one wants to be the last one standing in a deteriorating neighborhood, so leaving early is good strategy and doesn't make someone a racist.

I think you can replace "race" with "culture" to some extent, but not fully.

I do think more racially integrated neigborhoods would be good for everyone and sincerely hope that things head in that direction one way or another.

People are just so damm tribal these days. What ever happened to respecting others differences? I am sure just by judging by the comments on this board no one is really poor on this board or lives in a really low income neighborhood. I could be wrong. In reality there is no big difference being a middle class family living in say homewood as opposed to munster, indiana. Or being a poor family living in riverdale as opposed to living in danville, or rockford. Or being an affluent family living in flossmoor or olympia fields as opposed to living in frankfort or palos park. You have the same kind of people living in both areas. Some areas might be more racially diverse than others, or be mostly white, or mostly african american. Is the school teacher living in lansing any different class wise than the school teacher living in crestwood? Is the wealthy doctor living in frankfort or palos park any different than the wealthy doctor living in flossmoor or olympia fields? We can go on and on about which neighborhood has better schools, worse crime, parks, higher property values blah blah blah blah. It all averages out at the end. And yes everyone at the end of the day ends up paying a premium of some sort to live in there desired neighborhood. It may be being able to afford a nicer larger home in a beautiful mature wooded area but having to spend money on tuition for your kid to go to a top performing private high school instead of the failing local public school. Or having to settle for a smaller cheaper looking home in an area that has really expensive homes. Or having to drive an extra 30 minutes to get to chicago. higher property taxes, Etc. It all equals out to the same. To argue over whose middle class or affluent neighborhood is nicer is just plain arrogant. There is a trade off in any area that you choose to live in, and anyone who says otherwise is not telling the whole truth.

Where I live I'm sandwiched between a white ghetto and a black ghetto. On some days I prefer hanging out in the black ghetto; on other days the white ghetto. I agree that they are pretty much roughly equal other than the level of violence (which doesn't affect me directly, especially in the day) and number of nail salons.

The obsession with some things shown in this thread is far worse than some white sox fan's obsession with the cubs. That is really saying something.

Folks,

It is more about culture than race. When areas change race changes first but you still have middle class people replacing middle class people, regardless of race.

When areas change it is not the new arrivals are all gangbanging welfare moms. It is not the first wave that brings down areas such as Lansing, but subsequent waves of new ever worse residents. This is what is now happening in South Holland. It will stay middle class for a while but look for it to transition to more of a Lansing model in the next few years. Admittedly, Lansing has always been lower income so I don't expect this process to happen overnight but it has certainly started.

Northwest,

You had a great post. If it were all immigrants from Ghana coming in Lansing and South Holland would more mirror what is going on in Bolingbrook (home to many Ghana immigrants). It is not about race but culture. South Holland is still similar to Bolingbrook but this may change in a few years. Bolingbrook is not my favorite suburb and it does have challenges such as gangs but I do consider it a solid middle class (not upper middle class) suburb.

I think we equate race to culture too much. Much of the people I work with who are black (african and american) are far more like Carlton (fresh prince) than some gangbanger. The media has also perpetuated the stereotype of black gangbangers by making it appear as if all blacks do drugs, are on welfare or in jail.

I think we all could use some factual data to compare instead of just the constant non factual jabber. So, I have taken the time to post the actual sales prices of properties in some of the suburbs that have been discussed for the month of august. One thing that always sticks out in most statements about specific neighborhoods that are mentioned here is that no one ever goes any further than stating an idea on how they imagine the future in an area to be and they never attempt to compare apples to apples with actual data. I think you apply the logic that an area that is african american has to be in decline very losely. I think lansing and south holland has an identical class mix to people living in the suburbs of crestwood and midlothian which have largely white populations. I would use this as a good apple to apple comparison because median home prices in lansing were about the same as median home prices in midlothian ten years ago in 2000. And, median home prices in crestwood were about the same as median home prices in south holland ten years ago in 2000. And, country club hills and matteson has an identical class mix of people to it's neighboring suburbs of oak forest and tinley park. But, 10 years ago in the year 2000 the median home price for homes in country club hills ($107,500) was over 25 percent less than the median home price in oak forest ($145,900). And ten years ago in the year 2000 the median home price in matteson ($132,100) was around 20 percent less than the median home price in tinley park ($160,900) . I know many on this board probably do not want to hear this factual point as it goes against what they are aguing, but recent sales data of homes sold just last month clearly show that home sales prices in lansing and south holland are selling on average for the same as homes sold in midlothian and crestwood. And, prices of homes sold just sold last month in country club hills and matteson are relatively the same as prices of homes recently sold last month in neighboring mostly white oak forest (compared to country club hills) and tinley park (compared to matteson). I don't even know if I would consider oak forest and tinley park an apples to apples comparison to country club hills and matteson. Considering median home prices in tinley park and oak park were considerably higher than matteson and country club hills to begin with (10 years ago in 2000). It would lead me to believe that the same class of people are still moving in all six of the neighborhoods. Although home prices have declined in all 6 neighborhoods do to the major decline in the overall housing market. But, a decline in home price doesn't necessarily mean that a lower class of people are moving to these areas in a horrible economy like this anymore in a middle class suburb with a large number of african americans as it does in a suburb with a mostly white population. What makes you think that lower class people of any race are able to afford to buy homes in middle class areas when there is a shortage of middle class home buyers of both races able to currently buy a home.

Note: I have posted the most recent home sales data below. I have deleted the street number part of the address and the buyer and sellers name to protect there privacy.

I seriously doubt anyone will have the time or patience to read this. You do raise a good point, though. Are there examples of neighborhoods that are class, crime, and property value equivalent, that differ mainly just by racial makeup, and where the white one is considered ok where the black one is considered undesirable? I don't think you go so far as to prove this to doubters, but you bring up some relevant evidence. I agree with you 100% (that there are SOME such examples, not most) so don't really feel compelled to read all the details. Others disagree and probably will no matter what you say. I think there is far more racism around than many people on this forum seem to.

One thing that always sticks out in most statements about specific neighborhoods that are mentioned is that none ever goes any further than stating an idea on how they imagine the future to be and never attempt to compare apples to apples with actual data. I think you apply the logic that an area that is african american has to be in decline very losely. I think lansing and south holland has an identical class mix to people in the suburbs of crestwood and midlothian which have largely white populations. I would use this as a good apple to apple comparison because median home prices in lansing was about the same as median home prices in midlothian in 2000. I don't even know if I would consider oak forest and tinley park an apple to apples comparison to country club hills and matteson.

Well, that was a pointless waste of data gathering on your part.

Which ones were condos? Single family homes? Townhomes? How long were they one the market? Which were short sales? REOS? What kind of condition were they in? Square footage? Taxes? Schools districts?
