Just trying to consider new areas.
Fore example, we saw somethingin lockport (not an area where hte schools would interest us) but there was a beautiful house for 52k with the homepath option to update/fix up

Here's a decent condo in Wheaton:

1450 Stonebridge Trail Unit 1-3 WHEATON, IL 60189 | Redfin

Great public schools, plenty of nearby amenities, and 10 miles to Downers.

That condo is down the street from me and I have friends who live there. They are quite spacious and have balconies or patios and many people have small gardens. Also good school district and parks.

If your budget is that restrictive, you might want to look into Berwyn....It might even be hard to find a house there at your price point but there may be some. If you don't mind paying for private school tuition there are some schools there and also in Oak Park you can send your kids to. It is a diverse area that is multicultural so if you don't like that you won't want to live there. Also its more urbanized and would not fit if someone is looking for a countrified type of setting. You might want to look into Warrenville or Winfield.

This will give you some idea of what you can get for your money in Berwyn. These are solidly built houses and usually the attic can be expanded into making a master suite or some bedrooms. I post this one because it has some nice vintage details and woodwork.
