You are correct. North Downers Grove has better schools for the most part. But the schools in southern Downers Grove are not terrible either.

Wheaton is a nice town and often underrated. I am not sure that they have many newer townhomes, though.
Airhart has built a bunch of newer townhomes around Wheaton, but they are sometimes upwards of $600k. There are other options, though.

Chet Everett here is a really good resource and has a lot of local knowledge; search his posting history and you will find some good info on Naperville and the area.

Broadly speaking, north Naperville (Around Ogden and northwards ) is older, and will not have many townhouse options except around Royal St George and the far northwest (which is congested IMO), central Naperville is older and pricey but has the 5th Avenue train station and one of the best suburban downtowns in Chicagoland, Southeast / central Naperville is mostly single family homes but with a couple of pockets of townhomes and is very nice overall (I live in this area), near west and southwest Naperville is newer with some good options but is starting to get further out from your workplaces, and far southwest Naperville is really its own entity and is closer to Plainfield than Downers Grove.

Here are a couple of listings that would seem to fit your criteria

I actually used to live nearby. These particular townhomes are a good value.

These are unfortunately uncomfortably close to the Bailey mini-ghetto. You would need to drive around and do some due diligence, but they may be ok

https://www.redfin.com/IL/Naperville.../home/18068925

a bit high traffic and dense for my taste, but convenient area

https://www.redfin.com/IL/Naperville.../home/23345812

there are a lot of newer townhomes in this area, but its starting to get far from the main highways

IN downers Grove, there are a lot of townhouses in this area. I believe that the Downers Grove South schools are not as desirable, but perhaps someone on here can give more detail here

Thanks, taking above into consideration, how are these areas of Naperville:

The 1st and 4th ones as far as I know are in an ok area, but I don't really know it personally. A lot of Indian-Americans in the area, which if anything is a positive sign. IMO this area has a lot of traffic congestion, especially when you get onto route 59. It is convenient to the Rt 59 Metra station, though for you its probably not a necessity.

The 2nd one is southwest Naperville, though not all the way out. It should be ok; I can recall 1 high profile crime a couple of years ago in the area. Again, you have the congestion of Rt 59, but I would consider it a nice area.

The 3rd one is far south Naperville (almost in Bolingbrook, but still district 204, I think), I am pretty sure that this is a nice area, but its getting pretty far out from your work.

You're probably ok with any of these; the commute and congestion/density are really more of a personal preference. If it were me, the 3rd one would be my 1st choice, though in my previous post I like the location of the 1st and maybe the 2nd ones that I listed better

Will be tough to find a townhouse in Wheaton at that price point. Most are more. Its worth looking but not going to be easy.

My work is on not very far from Yorktown to be honest.

It still takes me 30 mins to drive from Glendale Heights to my work place, so I dont mind it.

Its all local driving, no highway, if that helps.

My wife works on lake street in Addison, so her commute at the moment is like less than 10 mins.

She doesnt mind driving for 30 mins too, to get to work.

Thanks

I think Naperville to Lake Street in Addison will be well over 30 minutes. I wouldn't even consider it.

Depends on where in Naperville and what time of day. If you are coming from northeast Naperville then 30 minutes is about what I would expect, everything else being equal, For SW Naperville more like 45+ minutes. It would be worse if leaving around 7:30 am, and better if very early.

I usually leave home by 6.45am, and my wife starts at 10am.
