Default Cary/Fox River Grove, IL - property taxes

It seems that property tax in Cary is too high...Is this true for Fox River Grove even? Which areas around Cary have lowest property tax?

Cary and Fox River Grove are two of the best kept secrets in the Chicago land area. The key to property taxes in Illinois is county/township and school district. The lions share of property taxes fund the schools.

Cary is in Mc Henry County and Algonquin and Nuda Townships. Location determines which school district, Cary Grove or Prairie Ridge. The latter is located in Crystal Lake.

Fox River Grove is located in both Lake and Cuba counties and Mc Henry and Algonquin Townships. Location determines the school, Barrington, Cary Grove or Dundee-Crown.

Property taxes vary within these catagories and by age of the home.

The reputation of the school drives desirability of the property from a resale standpoint.
Some of the newer areas of Cary also have a Special Services Assessement ( SSA) that covers water distribution and sewers. If you are looking to avoid the highest taxed areas, avoid newer construction in those areas with an SSA.
