My home was appraised by a realtor from Coldwell Banker Glencoe. She sold me this house, she told me it was a good deal. It is also under contract with a couple with 2 kids who are coming from Wilmette.

Without going into too much of the details, I'd take benty's claims with a grain of salt. Or perhaps a pound of salt.

The large turnover in homes are empty nesters. You have to keep in mind that Lincolnshire was only incorporated 50 years ago - half of many other surrounding towns. That means the older homes have a lot of older folks that built and stayed until kids were long out of the house. The area with the highest turnover is west of Riverwoods Rd and south of 22. That's because it is the original and oldest part of the village. As homes age, so too do the residents in them. As the cycle continues, this area mentioned will once again become a great area for kids and fist time buyers come in. Its a beatiful village and definitely worth considering. The mentioned area does have some flooding concerns so the homes along Lincolnshire Dr etc should be carefully conisdered but west of Riverwoods Rd and maost other areas east of Riverwoods road are fine as the river comes in to Lincolnshire from the northwest and only really is near homes in that one section. Hope that helps.
