What was the total cost? I am thinking about getting basement done soon and because of bad experiences I am terrified of contractors.

My father had his done -- which includes drywall and flooring and upgrades on existing electrical lines, he did all the rest -- and it was about 4K. This was 3yr old construction in top shape, ~1200 sq ft.

I don't recall but I had some dry wall put up in my basement and it was a few thousand dollars. IT depends if you get small independent guys vs a large slick firm that is going to do all the bells and whistles. I just had a game plan in my head and told him to put a wall here, put a doorway here, I wrote things down and I especially was there to watch what was being done if a question arose. If I would have called a slick contractor in that produced fancy drawings it would be ten to 20k.

I did not want to spend that much on a basement.

Depends on the house/neighborhood... If its a mil doller house it will cost you closer to 70 using a good gc for 1500 sqft. (Ie adding bathroom, bedroom, wet bar to unfinished) IMO

Rough electrical alone will be 2-4k...

Having a handyman side job can cost you later if materials/craftsmanship is poor esp in a more expensive home...

Add in basement waterproofing and an overhead sewer system with an ejector pump, and the basement costs can be almost $20 grand before you even add one finished wall.

This seems low. Like really low. $3.33/sqft would be a good price for flooring.

4K? 40K!

Oops, that was quite the typo.

Rough-in had been finished, but it included floors, walls, drywall, and electric. No new plumbing (but a bathroom put in where plumbing existed). And no major changes to the structure, either. He also did a lot of the work himself.

Still waiting to see here in LG --- we just finished the (5 month) project/just got village final inspections. All work was done with permits/experienced licensed trades. You can tell in the quality result/craftsmanship. No shortcuts, everything done right and to code - village approved/documented.

As soon as gc posts pics to houzz I will add link, giving his Wheaton basement specialist company a well deserved plug. We are super happy and proud of the amazing results ...

Will also add tax % increase to this thread when we get thst info. With how/if we can use the upgrade cook county tax deferral that was mentioned...
