I'd vote for both of these, especially if you don't need to be near the Metra station, then there are very good deals in the area with tons of highway access.

Having lived in this unincorporated area for the past 11 years, I can vouch for the real estate taxes--they even went down when some of the home values went down during the recession. Indian Prairie library is terrific and serves many of the surrounding suburbs, offering ebook and ereader check outs, 3-D printer, etc. Tri-state fire protection is less than a mile from my home. There is a pocket park and a softball park (with tennis court, volleyball, and half basketball hoop) nearby. In the summer, there are monthly free concerts in the larger park. Over the past five years, the removal of ash trees on the parkway (destroyed by the emerald ash borer) was completed with no charge to individual homeowners. Snow plowing in the subdivisions is prompt and regular. Initially I was skeptical about moving from Darien to an unincorporated area, but my son was able to stay in Cass Jr. High and go to Hinsdale South. Water/sewer is from DuPage county. The local homeowners association charges $15 a year, and also sponsors an annual end of summer picnic. Yes, if I want to take a yoga class at the Willowbrook park district, I have to pay a few extra dollars, but that is fine with me.[CENTER]Save[/CENTER]

Look, I am NOT knocking the attractiveness of Timberlake for the OP or for any other would be homebuyer. It is a nice area BUT it the lack of a municipal layer of taxation is NOT slashing one's taxes by a third. This little pocket of south eastern DuPage is known for having taxes that are modest by regional standards. Willowbrook, IL - Property Tax The municipal tax is not reflected in any consistent pattern of assessments. The biggest difference in "value" is due to the attendance boundaries for the various schools, which is a whole other issue.

Please reference these homes, comparing "unincorporated" and those inside Willowbrook's municipal boundary:

What is your price range?

I may suggest actually living in countryside. You could also look at Brookfield or LaGrange Park which are near by.


South on La Grange Road to Orland Park may be an option too.
