Hello,

Looking to move our family feom the Albuquerque NM area and will be working in Rolling Meadows.

Family three kids ages 13, 10 and 5 myself and wife
Looking for homes up to 800k 4-5 bedroom
Safe and clean neighborhoods a must
Hearing good things about public schools in some cities, not sure if we should be exploring private

Would like a 30 min commute but can settle with 45min or so

I am interested in South Barrington and potentially St. Charles and new construction of possible.

Thoughts on Lake Forest Academy? Or other good private schools?

Please include any property tax info. I have heard it's high in some areas.

That shouldn't be an issue in most of the nw/n suburbs, since the quality of the schools are high quality and overall better than NM. There is no need to spend money on private schools with your budget/location options.

Easiest way is to review old threads here and use zillow/redfin to narrow down your home search. Taxes are listed more often than not. For new construction you just use a comp for a baseline number.

With your price range, you won't have any problems finding a nice home with good schools and a reasonable commute to your work. South Barrington would certainly be a viable option, though I'd advise against St. Charles at it's a bit out out your way. Other towns I'd check out: Barrington, Deer Park, Hawthorn Woods, Inverness and Palatine.

I don't have any specific numbers for property taxes, but know that Illinois has the second-highest property tax rate of any state in the country. And the areas in Illinois with the highest rates are the suburbs. So you'll be paying a lot no matter where you decide to live, but you get what you pay for in a sense because the public schools in these towns are excellent.

There are good schools in the Chicago area. You should not need to look at private schools as there are many really good public schools where you are looking.

Barrington rates reasonably well.

Lake Forest Academy is the best private high school in Illinois according to Niche.

You could also look at Glenview (Glenbrook So. HS) and Northbrook (Glenbrook So or No HS). Great areas, great schools, park systems, shopping, restaurants and easy access to your job and transport to downtown.

Thank you for all the responses. From a demographics perspective - we are an East Indian family. Low 40's in age. Mostly interested in family activities. We can certainly commute to the following but here is a list of things we like to do:

Dirt biking
Mountain biking
Fishing
Camping
Snowboarding
Shooting (outdoor range)

You can do all of that in the midwest, it just won't be 100% of what you are used to in the mountains near NM/CO/etc. IL is very flat by comparison Many of the sub-forums will lead you to the best places to do those activities in IL & in surrounding states.

Arlington Heights and Mt. Prospect are good many other good suburbs. Skip St. Charles too far away. Lake Forest Academy too far away for a school unless you are going to live near there. There are many good schools in the suburbs.
