Yeah, that looked nice for the price and property taxes were relatively low. Start Packing!

Saw your post in NWI - You need to move to Illinois. It would be a 2 hour drive for you to visit relatives in Sycamore if you moved to NWI!

Northwest Indiana is your only affordable option. Especially with the constant tax hikes in Illinois.
If you aren't considering it then you are out of luck.

It would definitely be a drive. If we moved to NWI it would likely be to munster which is only about an hour and a half, which, all things considered is much better than 8 hours (as it currently stands living in Nashville).

Munster is a good choice and has a strong outlook for real estate. A home there will be worth much more in 10 years so its a good buying opportunity.
Property taxes are capped at 1% in Indiana so that's a nice perk.
My brother moved to Munster 2 years ago and his home value has gone up by 15%

Unlikely, but that's what happened to just about every adjacent town in the area. Translation = No way to accurately predict the future of an area in that region. White Flight is a finicky thing...

The OP could split the difference and go somewhere in the SW suburbs. There are homes that would likely still be in his price range but would still get him into the city within an hour. It is really hard to say what the OP’s payment would be without knowing where he’d be in terms of a down payment, but there are 4-bedroom homes available (although not the newest or shiniest) in places like Orland Park that appear to be in the price range.

Yes, the down-payment will determine a lot mortgage wise. Quite honestly a lot is up in the air currently and part of our ability to buy will be based on how much we can sell our current townhome for. Thankfully the Nashville market is red hot and everything is appreciating. Plus we won't be moving for at least another couple of months - till beginning of next year. We will likely rent for the first 6 months at least, is my guess.
My wife's cousin (and her husband) live in Elgin and they love that area, granted it's no wheaton, but it is more affordable. We're going to check it out this weekend and next week (as well as the surrounding areas) since we'll be driving up to visit my wife's parents. I know schools there are a concern but my wife said the harvest christian school is located in that area, and in the future we might send our kids there as an alternative to public schools.
