We currently live in Nashville, Tn and are looking to possibly relocate early next year to the chicagoland area to be closer to family (wife's family is in sycamore, west suburbs). I was thinking of possibly moving to northwest indiana because of the IL tax situation but I want to consider the chicago suburbs as well. Are there any affordable options? I would be commuting downtown to work so taking the train would be preferable. We currently pay about $1200 for our monthly mortgage (3 bdrm,3 bath townhome - 1300 sqft). What are our best options if we want to consider chicago suburbs?

Naperville / Aurora puts you close to the tollway leading out to sycamore and there are express trains from Naperville that will have you downtown in 30ish minutes. Similar townhomes to yours can be had from around $1,600 per month.

What's your tolerance for commute time to work? There's a train in Geneva which is closer to Sycamore, but then you're looking at an hour train ride to work.

Berwyn or Cicero? They would give you the $1,200 mortgage. I think the taxes will push that up a little bit but possibly not too bad on a single-family home.

Thanks all for the suggestions. My wife mentioned the Naperville area. She's not too fond of aurora because of the schools. We have a 2 year old so schools will be important in the future. I'm sure we'll need to pay more than what we're currently paying but I'm just trying to get an idea of what COULD work. I'm expecting about an hour train ride commute so anything less is a plus!

..also I should say we like the st. charles, geneva, batavia area it's just a matter of if it can be somewhat affordable in those areas and if we can find a place near the train to take it into the city since my work would be downtown.

When you say that you pay $1,200/month for your mortgage, does that include real estate taxes and insurance? Or is that just principal and interest?

Real estate taxes are very high in this area and you could end up paying almost that much each month in real estate taxes alone.

Probably not much hope for a step towards integration in this thread I suspect. Anyway, $1,200-ish might land you something in Plainfield or Bolingbrook with the school demographics you desire, with the trade-off being the commute. But watch the taxes.

Yes, that includes taxes, insurance and everything. I'm not expecting to pay the same amount as we pay now but was hoping for something close to maybe $1500ish? That would be doable... possibly more depending on the area.

...what about elgin? I've heard mixed reviews?
