I'm 25 and single, looking for a townhouse in the western suburbs ($250-$325 range). I like the idea of what Lombard did with the Yorktown area, is that a good area to find a place in my price range? Are there any other suburbs planning major developments in the near future?

Well, Naperville has sprouted many townhouse developments, as have Bartlett and Wheaton. In fact, most suburbs I know have ALL had townhouse developments in the last few years, some more than the others.

You would be able to get a really nice high-floor condominium unit in a small development called Oak Brook Towers. It is in the affluent community of Oak Brook and it is located on Butterfield Road, which gives it convenient access to all the expressways, Yorktown Mall, and Oak Brook Mall. There are several townhomes around the two highrises. I think the townhouses are out of your range though. It is not a new development it is 31 to 38 years old, but many of the units have been upgraded by house flippers. It has a pool and all your typical upscale condominium amenities. Parking is not a problem. Usually at least 1 space is included and more are available for cheap. The location is unbeatable for a person your age.
Here are some places in Oak Brook Towers:
Condo/Townhouse/Co-Op - 20 N TOWER RD Unit: 8M, OAK BROOK, IL, 60523 - Realtor.com
Condo/Townhouse/Co-Op - 40 N TOWER RD Unit: 3G, OAK BROOK, IL, 60523 - Realtor.com
Condo/Townhouse/Co-Op - 40 N TOWER RD Unit: 6M, OAK BROOK, IL, 60523 - Realtor.com
Condo/Townhouse/Co-Op - 40 N Tower Unit: 15M, Oak Brook, IL, 60523 - Realtor.com
Condo/Townhouse/Co-Op - OAK BROOK, IL, 60523 - Realtor.com
Condo/Townhouse/Co-Op - OAK BROOK, IL, 60523 - Realtor.com
There are also some places in nearby Hinsdale. Actually there is a new development in far south Hinsdale very close to the expressway. It is not very close to much except a large laboratory. The places are built in the 2000's and are affordable for this kind of address.
Here are some available units in Rachel Court of Hinsdale:
Condo/Townhouse/Co-Op - 11S471 RACHAEL CT, HINSDALE, IL, 60521 - Realtor.com
Condo/Townhouse/Co-Op - 11S417 RACHAEL CT Unit: 417, HINSDALE, IL, 60521 - Realtor.com
Here are some other places that I think are nice in Hinsdale or Oak Brook:
Condo/Townhouse/Co-Op - 418 58TH PL Unit: 418, HINSDALE, IL, 60521 - Realtor.com
Condo/Townhouse/Co-Op - 427 58TH PL Unit: 427, HINSDALE, IL, 60521 - Realtor.com
There is also a nice new development in Villa Park. I do not know much about Villa Park but I know it is not a popular destination. Which doesn't mean it is not nice, it is just not all that popular. These units are very affordable.

It is best to use a standard search engine for new developments, because most websites like
Move.com favor some developers. You should visit
YoChicago to find some new developments. It does favor the high-end market but it also does contain information regarding the new construction. Also, is there a reason you have to stay in the western suburbs?

Thanks NU. I do work downtown, but I'm not tied to any one suburb. If its close to a Metra, it works for me.

Wow, most of the Northern Suburbs are close to the metra or are on the Metra. I would definitely look at Evanston. Evanston gives you the choice of either Metra or the CTA 'El'. Also to the north would be Wilmette. It has more familys and is quieter. It has Metra and CTA also. Evanston really gives you a lot to do for a suburb. Glenview would also be nice. There is this new master planned development called the Glen that you would probably love. It has tons of shops, a huge park, eco center, private metra stop, and office space. You might also like Northbrook. Northbrook has Northbrook Court Mall which is very similar to Oakbrook Mall. Highland Park is also a good fit for you. It is just north of where I live (Glencoe) and it has a fabulous downtown. Also, many people are moving into townhomes and condos here in Glencoe. If you are in business it is a great place to be because it is home to some of Chicago's most influential business people. I will get you some nice listings in all the places I mentioned. They are all quick rides to the city, under 1/2 hour.

Here are some units/townhomes in Evanston. I would rather have a condominium in Evanston, because then you can be close to downtown, other shopping areas, and the lake. In your price range most units would be in Western Evanston, which is farther from the Metra and it is not established enough. It will take longer to become established than you want to probably spend in your townhome or condominium. There is a new townhome development by Cyrus Homes in near West Evanston. It is still walking distance to Downtown and the Metra. It is a little out of your range and it starts at $387,000. I am including vintage renovations because they are as nice as new and currently more desirable.
