Default Elmwood Park: Elmgrove and Sunset Streets

I am looking at property listings in Elmwood Park and have noticed tons of listings on Elmgrove and Sunset Streets. Can anyone give me any info. on why so many houses are up for sale in these areas? Thanks!

Also, what are some of the more desirable areas in Elmwood Park?

Friends who live in town have told me that low-life illegals have bought over there and are trashing up the streets. Too bad, Sunset was historically one of the best streets in the town. According to my friends who are long time residents, south Elmwood Park is considered more desirable.

Default I am a ten year resident of elmwood park

I have noticed the last two years alot of changes. We have seen alot of the riff raff from the city move it. The tagged all the garages on my block. Also where i live on fullerton and 75 th i have seen alot of hispanic familys move in and the itailians move out. The parks are becoming over crowded and i had to take my son away from there more then once because what looked like a drug deal going on.

Plus the property taxes are so high that we have alot of forclosed homes in the area.

Foreclosure is an epidemic in the north half of Elmwood Park. In the Tribune or Crain's Chicago Business a few months ago, an article listed EP in the top 10 for foreclosures per square mile -- along with much poorer suburbs such as Stone Park, southern burbs, etc. These are almost exclusively in the north half of town where the housing stock and lot sizes are more modest. The better part of EP is to the south of the Metra tracks -- generally the closer to North Avenue and Thatcher, the better. Although the first block or two in off North is susceptible to pass-through break-ins -- people going back and forth between the West Side of the city and the Maywood/Melrose Park. Not a lot of foreclosures down there, but the prices are adjusting because the feeder market (north part of town) has dried up.
