There are many houses in St. Charles in the $350-$400,000 range. It is a very diverse priced housing stock. Homes in unincorporated areas around $200,000 up through 2 million dollar homes and all with good schools in the D303 district. And St. charles is close to the geneva train station. Really. Go to realtor.com and take a look at zip codes 60174 and 60175.

in SC, 60174 is east side, 60175 is west side of the river. BTW. if it matters to you. Both sides are just as nice as the other. No reason to pick one over the other in my opinion.

Sorry, just noticed your budget was up to $320,000... you will still find housing in D-303in that range. You get a lot more for your money here in Kane county even still. I am voting for st. charles location for you, because to get to Elmhurst, you can just drive down north avenue, which would go right into Elmhurst.
In Geneva, you would take Roosevelt road which would be the very very south portions of Elmhurst. (I used to live in Elmhurst so I know).

Thanks, everyone. The place we were considering in Batavia wasn't right for us. We're now comparing a place on the east side of the river in St. Charles (we had been told the west side of the river was more desireable, so we're weighing that) and a more expensive place in Geneva, right on the border of St. Charles. Any thoughts on the east side of the river in St. Charles?

Both sides of the river have older homes and nice new homes. I personally find the east side of St. Charles to be nicer, and by quite a stretch. There are places on the west side (ie Crane Road Estates, Red Gate Ridge, etc) that are arguably the most sought-after neighborhoods, if you can afford it, but the east side is very nice in most areas, too. Both sides of the river have all the shopping you can want, and both are safe. The west side of the river has 2 apartment complexes that are more troublesome than any other in town, but theyre still far from dangerous. The east side of town, IMO, is where Id prefer to live in STC.

The east side (where I live) is a little less hectic and everything most people want to access (like jobs) are easier to get to from the east side, so you are spared the hassle of going through downtown st. charles. Which you will find out, gets congested during rush hours.

Pottawatomie park (area around there is very desirable btw) and the library are on the east side. Although it would not surprise me if they ever relocated the library to enlarge it.

There are plenty of grocery stores on the east side now (jewel and butera). The only thing missing is the closer proximity to the big shopping big box stores (geneva commons, best buy, home depot, etc.). No big deal to me. I can drive there and am not a shop-a-holic.

East side of course, goes to sc east high school. And west side now goes to st charles north high school.

Warning: Just check your zoning codes if you end up looking in unincorporated saint charles though... seriously.

Thanks! We're definitely steering clear of unincorporated St. Charles. We don't want to deal with a septic tank and well water. Good to hear some love for east of the river!

Those last two homes are from around pottawatomie I think. The area around Munhall school looks pretty reasonably priced. (south of north avenue, and east side) As far as west side goes, Davis school district is highly thought of.

And the whole area has hard water, so make sure you get a water softener or your home you buy has one already. Although the iron problem is worse with a well, it is a community wide thing.

Hi! Has anyone had experience with bugs or bad smells from the river in St. Charles, Geneva or Batavia? I'm considering moving to that area.
