I was just offered a very good job by a company headquartered in Wauconda, IL (is that considered a suburb of Chicago?). I don't know too much about the area. I have been browsing the old posts on this site am a bit concerned about all the problems and spiraling property taxes in Illinois. I just a single 31 y/o guy looking for a basic starter home in a place with relatively lower property taxes. Perhaps $250k-300k. I also want to be within 10 miles or 20 minutes or so of work.



I was told to look west in Mchenry Co because Lake county is completely out of control in terms of property taxes and is the worst in the state? I am not seeing any decent sized cities with basic stores in southern Wisconsin nearby. How is McHenry, Cary, Johnburg, Crystal Lake? Mundelein looks close but that is in Lake County.


Any suggestions?

Assuming you are still a chemist I am pretty sure I know who you are working for. I will say they are a good company worth the excrement sandwich that is Illinois. From what I have seen both McHenry and Crystal Lake are nice small towns. I have ridden my bike up that way a fair number of times.

Crystal Lake sounds like your best bet. But budget might be a little tight. You might also want to look at Woodstock.

The OP might also want to look at Cary, Fox River Grove, and Algonquin if trying to escape Lake County property taxes. Best of luck to the OP, in looking for a new community to live in.

I have a dog so that would complicate renting. Also I am confident I will be at this job for a good long while. Well paying stable company. I am not too fussy about where I live, I just want to be reasonably close to work, safe, decent grocery shopping, and less ridiculous property taxes.

I totally concur, rent first, spend some time getting to know the general location and the neighboring towns before tying yourself into a mortgage commitment. You could rent a house if you want a house.

Property taxes a ridiculously high in IL, period. Lake county is a little higher, but regardless of county, they all hover around 2.2% of value, plus/minus some variance per locale. $300k home purchase, you'll be paying around $6300-7k in yearly property tax.

From what I have seen, OP will be paying about $8k on a 1200 ft2 starter home in Lake Co and about $6k in McHenry.

There's lots of lakes in the area, try to get some waterfront property, a boat and enjoy yourself.

Wauconda is nice or look further north around Fox Lake or Lake Villa etc.

With a budget of $200-300K? Also being close to water = risk of flooding. That could be an issue close to the Fox River. I was leading a ride about 5 years ago and there was flooding all along the Fox, the Broken Oar restaurant was barely above it and the bridge on Rawson Bridge was closed. We had to go to Rt 176.

Also boats are very expensive probably not in a chemist's budget.
