Suspect other elements of any of these specific parts of upscale areas incl considering who are the adjacent neighbors....many w/money have dubious taste/are annoying neighbors (incl allegedly old-money pet pig owners in LF), so it's often a game of judging land on which one wants to build bespoke-spec house vs nature of neighbors....

Been visiting Chic/LF for yrs and recently had a chance to see these streets in LincPk where various new-money and trust-fund titans are building their allegedly impressive houses.....was astonished what a dumpy area is that part of LincPk vs atmosphere of Astor St.....as much as I appreciate Alinea/Trotter's, wouldn't want to live in LincPk nr the various projects....

And Western LF/NS tends to have its own atmospheric issues.....

Have come to conclude that even legendary areas like LF/Woodside/Greenwich each have only have perhaps ?6-10 desirable parcels of land; in the wealth creation wave of past 5-10yrs, most of those parcels have come under ownership of often <50yo centimillionaires/billionaires, so likely out of mkt for next few decades....and the few desirable parcels that become available are rapidly snapped up by discerning buyers who wish to build their own bespoke-spec, new house.....I despise used houses, no matter the architect/prior owner/supposed cost of build....
