Active Adult/Over 55 - Elgin, Mundelein,Naperville
My son and his family just relocated from NY to Chicago. We are also looking to do the same. We have looked at several active adult homes in Elgin & Mundelein by Del Webb, in Elgin by Toll Bros., in Naperville & Aurora by Cambridge Homes.
Can anyone tell us about these communities?

Have you checked out Sun City in Huntley? We live about 10 min from there and I know several people who live there. They love it- it really is a beautiful place. Nice area too. I would live there if I were old enough

Forgot to add that Cambridge is also building a 55 and older community in Pingree Grove - right off of Rt. 72. This, as well as Sun City is close to Elgin

Id second that. Seems like a nice area, although a bit far out there. Ive been in there a few times and its very well kept and very quiet, with a nice golf course, too.

Del Webb is the most successful at building and setting up the HOA and other things in the 'active adult' space. With the others you are taking much more risk, even then the longer term resale potential for these given Illinois' climate and taxes is big question mark...

Del Webb is the best. Huntley is a bit out there, however. I have no idea what the HOA fees are, but it is a great place. There are other places around...do you want a house, or a condo? I know there is the big erickson community in Naperville. I think that is more condo-like. saw the commercials on tv. looks like they have the fitness center, etc like the del webb communities. If you are not looking for tons of bells and whistles, there is a senior condo development in Geneva. It is for active 55 and over.
It is called the Crossings. It is behind Delnor Hospital, about 2 blocks west of Randall Road, near the Geneva Commons shopping center. they have 1, 2 or 3 bedroom units, underground parking and are quite nice. They do not offer a lot of amenities. but they are close to the Delnor fitness center, etc. They only have a few on-site activities.

If you are looking for semi-active, check out Saddlebrook Farms in Grayslake. Property tax and HOA is WAAAAYYY less than the others. BUT, there is no golf course or swimming pool. Lots of walking biking paths, social events and a small clubhouse by a small lake. I believe they also have woodworking building as well. On site parking for boats and RV's also. Maintenance is good, people are responsive. Its manufactured housing attached to a 1/2 heigh basemsnt with piers. My parents have been through wind storms and funnel clouds with no issues. IMO, it's stronger than typical slab construction.

I know that area. In-laws looked at it. It is the "right kind" of manufactured housing that is better than a lot of stick built stuff. Much more affordable.

You dont mention a price. Closer to Mund. and Elgin, Barrington has a beautiful 55+ community called "The Garlands". Gorgeous, close to metra, shopping, next door to the library and a large park, but it aint cheap.
