My sister and her husband are considering a townhome in one of the older buildings near the parade grounds. They have a home in Scottsdale and would like to trade their Chicago condo for a larger space, near the lake. Thanks.

There are some AWESOME views from that development, but the sales data is very spotty. Some of the larger places were finished very near the peak of RE prices, but activity is not high in that area and values are hard to say that they have not slipped significantly. OTOH, when it comes to true lake frontage that such a small market that it may not move the same way even the trends in prices just a few blocks inland head.

I would worry about HOA type fees too. Lots of expensive to main older facades and grounds, need to have a very complete understanding of the reserves that could be need to restore even stuff like mature trees after a harsh storm...

Just FYI: Landfill 7 Next To Lake Michigan At Fort Sheridan

Not sure how concerned they should or shouldn't be about this, but they should at least be aware of it before they buy. This is probably why there's no swimming beach at Fort Sheridan.
