Thinking of buying in the south side of berwyn , concerned about resale value between 1 and 5 years. Also, crime rate. Anyone in area or with knowledge of area between 35th and 38th on Kenilworth or anywhere in Berwyn, please responde.

I would be concerned about short term resale values, everywhere, in any market, other than the now past, single greatest asset bubble, in history.

Why buy anything, if you are concerned about short term resale value?

In comparison to other Chicago suburbs, Berwyn is not a bad area. Sure, it has problems due to proximity to Maywood and Cicero, but overall it's not bad.

Chicagoland does have higher crime rates overall as do other major metro areas like NYC, Boston, and San Fran.

In terms of resale, right now is the time to buy and in 5 years you will make a ton of money once the market rebounds.
