I heard about that several weeks ago. I know it is an estate sale. The home is pretty dated and it would be very difficult to renovate.

Thank God it will be difficult for someone to ruin what was created by a great architect by renovating it with recessed lighting, travertine floors, oil rubbed bronze plumbing fixtures, and all the other trendy crap that will soon be out of style.

Thank God it will be difficult for someone to ruin what was created by a great architect by renovating it with recessed lighting, travertine floors, oil rubbed bronze plumbing fixtures, and all the other trendy crap that will soon be out of style.

I don't have anything against travertine floors, but I love this home as well. It doesn't look dated in a bad way to me either.

I don't think the WHOLE house is dated, but man the kitchen is HORRENDOUS for the price range:

I think I was putting much nicer sinks/ faucets/ refrigerators in RENTAL HOMES a decade ago!
Some aspects of the property are timeless, but realistically the ASKING PRICE is out of line with the current state of the home and MARKET CONDITIONS. Personally I COULD SEE how that home could command that asking price, but it would take LOTS of work -- the first thing I would have done would have been to get truely state-of-art advice on retrofitting the place for real energy savings. You can buy THESE are WalMart now: http://www.gelighting.com/na/busines...heet-74440.pdf Those are screw-in replacements for the yucky old recessed lights that the building appears to have in the public areas: The Ben Rose Home - Luxist
It is rather pathetic how junky this bath looks too: The Ben Rose Home - Luxist Again, they have some quality finish materials, but today there are MUCH more secure / durable / earth-friendly ways to make that feel state-of-art...

When you are done making over this home, you should perform your "state of the art" refurbishing on Robie House. That place is really outdated and full all sorts of yucky stuff.

To begin with, A. James Speyer and David Haid hardly have the the body of work that would qualify them as masters.
The Robie house has been maintained / restored through several successive owners, and some of them were hacks. Robie House Story

When one looks at the whole significance of piece of architecture it is important to realize that some are deliberately and continuously maintained Loading... while others are far less pristine Landmarks Preservation Council of Illinois: Chicagoland Watch List
When an interesting piece of architecture is not respected by its owners its fate is not good. Had the modern techniques of using post-tensioning steel cables to secure the cantilevers not been used it is likely Falling Waters would be in ruin. It is perfectly appropriate to take measures to have a piece of architecture remain functional and true to the design with which is was built by using current technology that IS in keeping with fulfilling the intent of the designers. http://www.fallingwater.org/assets/0...llingwater.pdf
The figurative and literal footprint of the Ben Rose house should be as minimal as possible, to do otherwise is, in technical terms, VERY YUCKY INDEED. It makes perfect sense to ditch the crap and get some quality LEED rated appliances in that place ASAP!
