I wouldn't be too surprised by this, but then again Cicero is now 80% Hispanic.
And don't forget Asians also; I haven't heard about any white flight from Asians moving in. Maybe Bridgeport will be the first one since over 50% of the neighborhood is now Asian & Hispanic.

I recall even back in the early 80s that when young edgy whites wanted a cheap place to move they'd split a $150 large one bedroom in Pilsen. It was considered hip and not really scary to live in a working class/poor Mexican neighborhood. There were a dozen black neighborhoods closer to Hyde Park (where most worked or were students) just as cheap, but none was ever even considered.

That is probably why Wicker Park/Bucktown was able to gentrify quicker than other Chicago neighborhoods. Parts of Pilsen is experiencing that now, but I hope it won't gentrify that much. IMO Its better off if it keep its ethnic vibe, along with Humboldt Park and others.
