Good to know ... how about the buyers agent - should they be working for us to help us get the best deal possible? Our agent has told us that it's gotten slower again which will work to our advantage. We'll have nothing to sell, cash in the bank & can offer a quick close! Music to a sellers ears.

We have noticed major differences in the taxes. Cook county where it's lower seems to have ridiculous HOA fees; guess that's the trade off - someone has to pay for the upkeep. I've noticed some townships w/in Lake county that have lower tax rates & therefore the taxes compete with Cook County - anything to be aware of there?
We looked at a house in Kildeer - taxes were $22K - OUCH!
No kidding about the high end homes in S Barrington - they look like hotels! I'm looking for a modest home in an upscale or good value neighborhood - you know the saying "better to be the smallest house in the nicest neighborhood than being the biggest"

Need contractor referrals ASAP - we are new to the area and are under contract on a house in Lake Barrington - inspector revealed some issues and need a roofer, electrician, plumber & HVAC professional to estimates. please refer anyone you have used and trust enough to recommend.
