Default Looking for advice, info on Aurora community

Hi there, I've read some of the information on Aurora and it was really helpful. My family and I are looking to buy in the Lakewood subdivision, south of Oakhurst off Ogden and Eola. We drove around to get a feel for the area. We are from Chicago and don't mind the diversity. We did notice the differences from subdivision to subdivision. Most were nice, a few to the south of Ogden looked nice overall with the exceptions of a few houses and lawns not properly maintained. We don't know much about the area except what we've seen ourselves. Have the subdivisions been what they are today for a while now or did they change and when?

My question of concern is if I buy a home in the lakewood subdivision that surrounds the Waubonsie park lake can I expect it to remain as it is now or is there a trend or change happening in that subdivision now? We would hope to buy somewhere where our home's value would grow over the next 15 years or so until the kids leave for college and then well we'll see. Thanks in advance for your information.

I can't give you specific info on the Lakewood subdivision you are referring to. I have noticed there seem to be more homes in for sale in some of Lakewood's places. My son, who lives in a lakewood SD further west thinks it's because of their financing policies.

Don't know what you are looking for but my place is about 5 mi west of Eola RD in Oswego. fsbo home in Oswego IL @ For Sale By Owner.com

the area you are talking about is very established. I don't think it has changed too much over time, other than the regular aging of the homes. that area is in close proximity to the fox valley mall and the rt 59 corridor. With the economy, that area changes substantially as stores come and go. you should check and see if there is a homeowners association. if so, how much are they responsible for, any common areas that look as if they are not well maintained etc. that would give you a clue as to the changes going on in the area.

Thanks for the info. I was also wondering if anyone had informaiton on the pros and cons of having your backyard along Waubonsie Lake Park. I see almost no fences erected around yards. I wonder about the privacy issue and how people with small children lived in this area.

I would imagine that fences, sheds, etc. are all regulated by the homeowners association. you should check with a realtor about the restrictions etc. they have to provide you that info.

What are the schools like? Park District programs? Library? Is the neighborhood walkable and can your kids, when they are old enoug, safely ride their bikes to close, neighborhood parks?

I live south of Ogden on Eola, relatively new area, consider the traffic on Eola rd if you must use it in the am to get in to I88, there is a new ramp/exit/entrance to I88 under constrution North on Eola and a new High school (naperville Metea valley). My place sits on a very quiet area with lots of young families and new schools.
