Default Recommendations for Seller agent for Tinley Park

My parents have their townhome listed with a realtor and we have not been impressed with her AT ALL. They have had a decent number of showings considering what is going on with the market, but have gotten very little feedback, she does very little follow through, and not very communicative. So they're soon going to be looking for a new agent. Any recommendations for a stellar agent?

Not looking for anyone who is wanting to promote themselves, but looking for people who want to recommend an agent they feel can get the job done.

If your parents still have an active Listing Agreement with Realtor X, Realtor Z cannot also have a Listing Agreement, too. Your parents must cancel the contract with Realtor X first, or let the contract expire.

I got into one of these messes once. Broker A would only give a "Conditional Release". This meant if Broker B sold the house, Broker A would still get a commission. I took the Conditional Release and did not try to sell the house until the listing lapsed. In the 10 months that followed I learned who the good realtors were in my area. When I listed with Broker C, the house sold in 3 days, and I closed 30 days later.

I hated Broker A so much I was willing to wait.

They have one more month for the realtor to sell it before the contract expires, so they have a few weeks to do some research but it's a no-brainer that they're firing this agent if it doesn't sell...

Anyone else trying to sell in this market? Seems a little odd that even with realtors in the same office who have shown the realtor still aren't providing feedback - makes us wonder if there is a reason she's gotten zero feedback... Very strange.

Buyer's agents are not required to leave feedback. Many agents do not leave feedback. And feedback is sometimes used to manipulate listing agents and/or seller.

Only feedback that matters, is an offer.

Regardless, it sounds like your parents and their agent are not communicating and getting another agent is a good move.

Look in the phone book for local realtors in your town. Then look for the oldest company. These are the people who know your parents area and the buildings the best. I personally have had some very bad dealings with the national real estate companies in the past. They no longer handle any of my properties.

In my opinion three things sell a property the fastest: 1- Curb appeal, 2- De=Clutter, 3- Minor upgrade and a fresh coat of interior paint. I give new owners a check to clean the carpets after I vacate. Before the bubble burst I had a fair amount of 3 day sales. I don't plan on a new listing for a couple of years.

Are you a real estate agent? Just asking because, while I know it's not required, isn't it a professional courtesy? Maybe we're completely wrong and expectations need to be adjusted. If a perspective buyer isn't interested, it would be helpful to know if it's something that could be change for future prospects. If everyone is complaining about the same thing, maybe it could be addressed in the listing (for example, if 5 people say that the carpeting is what turned them off, then maybe offering a carpet allowance up front would alleviate that issue). Or heck, even a "they decided they preferred Orland Park" or "Found another one they liked better".

Maybe my parents are unrealistic in thinking that it's something they would get - which would be good to know so they don't think that another agent would be better...

Home is definitely decluttered, in show condition, curb appeal, and upgrades (one of the only townhomes I've seen listed in their price range with granite counters/stainless steel appliances in kitchen AND a very nice fully finished basement with wet bar, bathroom, nice berber carpeting). In fact, one of the few feedbacks that they received was that it was "too big".

Thanks for the tip on looking for an agent - will definitely pass that on along with the referrals I've gotten so far. Still crossing fingers they won't need it!

One reason they may not be getting feedback is that it's something that your parents cannot control that is putting buyers off... such as high taxes or assessments. Obviously I don't know if that's the case.

Regarding finding a Realtor, the local Realtor association that has a lot of Realtors in the Tinley Park area is The MainStreet Organization of Realtors. On their website they have a few "Hall of Famers" listed, and they could be a good start for finding a new Realtor. The website is Mainstreet Organization of REALTORSĀ®. I don't know any of those Realtors personally, but I have taken classes with a few of them and they obviously know the industry well and are great at engaging others.

Thanks so much Nikitakolata - that is a great site. How can I find the "Hall of famers" - didn't seem to be any indications on that site (only the "Manager/Owner" for their office).

I've known Kristi Burks since we were ten years old. She's been in the business for over 10 years now and does very well. She has gone out of her way to help sell people's homes, even when she wasn't the listing agent. She generally just likes her job and is a helpful person. If you or anyone else needs an agent for the southwest burbs, I suggest you at least send her an email and explain what it is you're looking for. The least you'll get is some honest feedback, and maybe an explanation of why th townhome is not selling.
