best priced northern burb
I am originally a north sider. A few years back my job brought my family down to the southern burbs. I am desperate to get back up north to be closer to my family. But, you can't beat the cost of living down here! So, what northern burbs do you suggest getting the best bang for our buck!? (something under 200K, for a 3 bed 2 bath house..I know I may have to go far north but that's OK). My husband works downtown so as long as we are near a metra station, we are good ( I would just need to find a new job, haha).

I consider that more a "western suburb" and it is still going to be pretty much impossible to find a nice 3bd/2ba place UNDER 200K, as even Daley was paying more than that for places that he is going to plow under a runway for O'Hare expansion...

Not much bucks needed in those areas, but some of the 'bang' is of the kind that you a flak jacket for...
Really the OP is going to be hard pressed to find any area in the region where that budget buys much. Toss in the desire to be near a Metra line and maybe Kenosha makes sense.

Niles is pretty inexpensive in comparison to anything nearby.
Here's a few from the bottom end of that market that are close to your 3/2 needs. The nearest Metra stop is probably Morton Grove on the Milwaukee North or in some cases maybe Park Ridge/Edison Park on the UP Northwest.

I'm a bit surprised there are that many short sales in Niles, but those are about the kind of home I would expect for those addresses. The nicer quieter streets have smaller less updated homes and the busier streets have homes that are more fixed up.
I have seen that pattern a lot lately. It is tells me that that we are going to see a really long slog in the land of crummy prices / crummy houses...

I am FROM the north side ...... I would never live in those burbs. I just was looking for something more maybe northwest? I am not familiar with the suburbs farther out but I still have my standards and want my children to attend good schools.

My personal definition of good schools and a single family 3/2 under $200K are not mutually compatible. Now if you look at $300K, then you may be able to find something in Buffalo grove, Arlington Heights, Mt. Prospect, Palatine with good schools.
