StoneGate Condominiums in Des Plaines
Have anyone been in Stone Gate Condominiums in Des Plaines?
It is a new building and I am seriously considering buying a condo there. Prices are more than attractive as 2BD/2BT starts from $199k and the models are just beautiful.
Any thoughts about this building?
Will buying there be a smart move, both from living and investing point of view?

It's on Western Ave, just off Dempster St, less then a mile west from the Metra Station. There are 4 red brick buildings in the complex.

That's right next to Deval Tower, which is the confluence of three major railroads. So not only will you hear three times as many trains, you'll also hear each train going clackety-clack-clack over *two* sets of crossing rails. Something to think about.
Also, I wouldn't buy a condo anywhere, and especially in Des Plaines, unless you were going to be there at least 7-10 years.

Agreed, I have a friend who purhased a Condo in Mt Prospect, which is the next town over and cannot sell for the life of him. The towns that run along Northwest Hwy, such as Des Plaines, Mt Prospect, and Arlington Hts all overbuild condos during the boom. I wouldn't buy a condo in this area unless it was a screaming deal, meaning 125k or less for a newer unit. If you have 200k to spend, I would bump my budget up a tad (if possible) and look for a good deal on a single family home in the same area. Much better investment.

You are right. It is close to railroad, but I thought it's only Metra trains that use the tracks. I was wrong.
I will definitely think about it.

I also have a friend who purchased newer (2-3 years old) 2BD/2BT condo in Des Plaines in 2007 for $290k.
It is a nice condo but he is considering selling it. Not sure what the price is now though.
By reading this posts, I really have to think twice before I made my decision. I will definitely look around to see what (if any) single family homes are available for around $200k - $215k tops in the NW suburbs. Park Ridge, Des Plaines, Mt Prospect and Arlington Hts will be my prefered destination.

More info here, but you'll basically find that the UPNW line is mostly Metra, the CN/"North Central" line is a mix of freight and Metra, and the UP-New line (the one that runs northeast/southwest) is all freight.
