How do they compare? Specifically how do the North Shore communities compare (Evanston, Wilmette, Kenilworth, Winnetka, Glencoe vs. Highland Park, Lake Forest and Lake Bluff). From my cursory research the Lake County areas above are about 2-2.5% of purchase price.

Cook County taxes are usually lower because residential property is assessed at 16% while Commercial/Industrial is at 40%, especially if there is a lot of C/I property in a district. In Lake County all property is assessed at 33%.

True, but the MULTIPLIER tends bring up the pathetically underassessed average due politicians pads and such and the TOTAL MILLAGE is often MUCH higher in Chicago / C(r)OOK CO to suport the higher amounts of social services, no show jobs, and corrupt practices. Trust me a place that sells for a an honest $750K or more in Chicago is going to be darned close to $16K in taxes ...
