If schools are not an issue I would think Plainfield, Sugar Grove, south Naperville, Montgomery, Yorkville, Woodridge and North Aurora would be good places for afforable housing. I am not saying these areas have poor schools, I am just stating that housing is more affordable there. Many of these areas are constantly having boundary changes, long bus commutes and the like...that is why I said if schools are not an issue. Some people with children want to be in a more stable area that has less school changes. These areas change. These are areas with lots of growth which means an impact on schools and taxes. Although you may pay less for a house you will certainly pay for it in taxes. The big thing to watch out for in new construction areas is the SSA tax. This is a big issue in some of the western suburbs.

May I suggest to rent first before you buy? There are areas in Aurora that is very affluent. And there are places in Naperville you don't want to go near. The surrounding towns of Aurora have changed much. For example, 10 yrs ago I could travel to Fox Valley Mall going 55 miles/hr almost all the way from Oswego to I bet your fiance would not recongize this area when he sees it. I really think you should rent locally, like a house in Boulderhill of Montgomery for 6mo to a yr to get yourself familiar with the area. Houses in BH are usually small (1000- 1200 sf) but then they would be inexpensive, plus the area is safe. That gives you time to make the best decision in buying your home. For 70k a yr income, you could get a nice big house west and southwest of Naperville/ Aurora. But be aware of the property tax of each village, city, and county. So always find out where the house is located. Basically, if you are incorporated, you pay a higher tax.
