Default Armitage Avenue Corridor (west of Logan Square)

On what seems like a never-ending search for my first Chicago home, I've noticed a few SFHs bordering Armitage Avenue west and south of Logan Square and Palmer Square.

I'm probably having my leg pulled but these listings talk about development taking place in this area.

Can anyone who has lived in this neighborhood or nearby for the past few years, or anyone with any knowledge of this neighborhood really, give their perspective? Thanks in advance.

just make sure you check out the surrounding areas on weekend nights. that's a very critical four blocks... and Armitage is already a bit of a fault line, IMO.

Yeah, definitely check it out a few times on warm weekend nights. I know a few people who are just West of Kedzie in that area, and while it seems a bit sketchy they feel comfortable there. It definitely goes downhill pretty fast as you get to N. Central Park. That said, I've walked home from Rosa's a few times late at night and didn't have a single problem, but it's not a walk I'd like to be making every night.

yup - I love how if you stand outside of Weegee's you can see a blue light camera in several directions at once.

I live several blocks north of the corridor in which you are looking and I have to say I agree with the assessment that that area is kind of a fault line. Areas to the north and east are in the process of gentrifying, and there is a lot going on along the Milwaukee Ave. corridor near the blue line. To the west and south of this area, it gets a bit more dicey. I even think there is some major variance within the zone you mentioned. There are a couple of neat bars/restaurants at Armitage and Kedzie. West of Kimball (along Armitage) still seems pretty undesirable.

I noticed you live currently in Andersonville, so I think I should point out that no matter where you go in Logan Square, you will encounter a higher crime rate than you do in Andersonville. They are not nearly as high as they are in some of the worst Chicago neighborhoods, like Garfield Park or Back of the Yards, but they are higher than Andersonville.

I would say that if you are looking to live somewhere exciting, within Logan Square you may be better off a little bit further east and/or north. The problem is that, along and near Armitage Ave. it appears that housing prices are higher east of California.

Thanks everyone for your input. Yeah, Andersonville is a very safe neighborhood. I moved to Chicago from a smaller city and it's worked out to be a good choice for me, but I'm renting and would rather invest my money into something other than a condo, and have a better commute. I've been looking mainly in Albany Park and Irving Park (more than 1 deal has fallen through and I am waiting on a 6 month+ short sale in Edgewater) so I'm trying to expand my search to some other neighborhoods. I looked in Logan Square but a 2-flat and SFH which are the kinds of props I'm looking for are above my budget in the areas I'm familiar with, unless they're complete rehabs. Like some of you, my friends that live in Logan Square are farther north of the area I mentioned so I appreciate all of the insight - thanks again.
