Hi I'm about to move to Edgewater in less than a month and was wondering about the area. Mainly if it's a safe part of the city. I've read that the area has been improving, but by how much?

It's safe. It wasn't that bad in the past. The neighborhood is lovely.

How is Magnolia and Rosedale? We'll be living just a block over from Broadway pretty close to the high school.

Edgewater is fine. The kids at Senn can be reprobates at times but nothing terrible. East of Broadway can get a little skeevy at night from time to time. The "gem" of Edgewater is Andersonville, centered along the Clark Street corridor from about Argyle to about Hollywood.

The Lakefront part is improving,
especially Foster which is the border between
Uptown and Edgewater.

Have you guys seen the new construction
going on for the Admiral retirement community
and the new Dominicks there at Sheridan?

There is also a new pub going in at balmoral
and clark, look for that broadway corridor
and east to continue to improve, since its by the lake
and closer to el, its a more desireable location
than gasp andersonville, which is still cool,
but better to live east of clark IMHO.

Also Nookies fourth restaurant is FINALLY
going to open on Bryn Mawr.....

The area around Foster between Broadway and Sheridan is a bit shady. Of course there are worse areas in neighborhoods but that is the part of Edgewater that is tricky at times.

In your opinion, why is it better to live east of clark? I'm a bit puzzled as to why you would say that.

Because you are closer to the EL.
How far do you want to live from the EL?
ESPECIALLY if you are buying,
better resale value the closer you are to the EL.
Its also the area that has room to improve
and will improve. I mentioned several developments
going on near the EL.

I am also BIASED because our family owns a building
close to the EL and I like living close to the EL.
And if you look at which areas have the most upside
for investing in and "gentrification" its right by the EL.

Kitchen Sink is a cool new cafe on Berwyn right by the EL
it was Pause (dumb name).

I know that broadway/sheridan/foster etc
is dicey, but that is changing.

My wife used to live on winnemac east of clark
not to far from argyle station, nice block,
the eastern end of it is sketchier but not bad,
also look at that area improving slowly,
the new Balee sandwich shop has opened.

I liked where she lived because you can walk to
andersonville to the west and to the east you can
go to argyle street and green mill etc and the EL.
Perfect location.

Sure alot of shady four plus ones are there
closer to the lake
but alot of them are sitting empty after condo
conversion waiting for people to move in.

A nice old building is being rehabbed on
Hollywood near Sheridan, to be an old peoples home.

Im just a big believer in the lake front
and in general a lakefront booster....

Metropolis coffee is on granville, very nice,
Granville has improved alot lately too. Nice street
east of broadway. Not to mention Bryn Mawr
doing very well.
