Rogers Park is a OK neighborhood
In fact, I would like to get replies also about RP, because I currently live in Edgewater which has become much more pricey. Looking at RP because rents are cheaper.
Why is RP less expensive than Edgewater in terms of Rent? Anybody know?
Also why isn't there more development, like Edgewater has a thousand grocery stores and is getting an Aldi and RP has about two grocery stores? What gives.

Well, I am not an expert but to answer a couple of your questions...
I am guessing there are several reasons why rent is cheaper in Rogers Park.
1. Further away from the loop.
2. Higher Crime
3. I do not know a great deal about Edgewater, but I am guessing that it has more higher end and rehabbed apartments then Rogers Park does.
Grocery Stores:
Actually, Rogers Park has a ridiculous number of grocery stores. The worst of the bunch being the Dominicks on Howard.
Just drive down down Clark and you will see a ton of smaller grocery stores. I shop at the Morse Fresh Market just west of the el stop.

Because condos in Edgewater are more expensive in terms of cost.

Yep, those are the reasons. Rogers Park has surpassed Uptown to become the most crime-infested North Side neighborhood (not including the West Side stuff that happens to be north of Madison Street). And it's on the edge of the city limits. Riding the Red Line from Howard to the Loop is no short commute.

Uptown and Rogers Park have gone back and forth over the last 40 years or so in terms of who has more crime. For a good amount of time (especially 1985-2000) Albany Park was in great contention with them and still is as far as I know.

Hmm, my rent's only going up $6 next year. Do you live on the "nice" side of Broadway, i.e. west of the L?
I do have to say that Rogers Park is growing on me the more I go there.

Rogers Park has had higher crime rates than Uptown for several years in a row now. I'll have to take another look at the Albany Park stats... But Ravenswood Manor and Mayfair are part of Albany Park, so I have a hard time believing that it will compare.

The great housing stock and lack of Lake Shore Drive are big plusses. Have you had a chance to explore the little beaches? Check out Eastlake Terrace if you haven't already... I'm still tempted to snatch up one of those places from time to time, but don't like the walk to the Howard "L" stop. I wouldn't want to do that every day, especially after it starts getting dark early.
