West from Sacramento is not the same as east from the Blue Line. My point is that if commercial redevelopment ever picks up along Irving Park, it would most likely be anchored near the Blue Line stop rather than resuming (such as it is) westward from Sacramento.
I see. Strange though. I d rather be closer to the lake. I feel it is depressing to be anywhere North of Paulaski. Too far west. Although I see your point. Hamlin is a nice street.
I was actually wondering why the property taxes are so much higher just north of Irving park. Just south of Irving similar houses have 1k less in taxes. Do you have any clue?

Not a clue, I can't even offer semi-educated speculation. Particualrly since IMO the nicest part of Old Irving Park is actually south of Irving Park Road, namely the part bordered by Addison, Irving Park, Avondale, and roughly Kildare.

Essentially - Jefferson Park.
Not sure about Avondale. The corner To the South of Addison and West of Central Park it is rather depressing.

I meant Avondale Avenue, not Avondale the neighborhood/community area. And the area I described isn't particularly close to Jefferson Park.

Similar situation, but reversed. Kids are all grown. I'm newly divorced and considering buying a 2-flat in Lakeview (live in one, rent the other). Probably has to be a short-sale to make it affordable. Looking for a safe place with lots of fun and interesting people... maybe some between 45-55 yrs.??? Comments, suggestions, ideas? I grew up on the SW side between Marquette Park and Midway Airport. Always idolized Wrigleyville. Want to be near the beach.

There are a bunch two flats for sale out there at good prices. The problem may be condition. How much are you looking to spend?
