I think long term, that area will be an absolute gem. HP east of the Park isn't what it used to be and the area is much more racially integrated than it was ten years ago. With the park there and those two terra cotta buldings on two of the corners, that will eventually be a very nice area in about 10 years.

That said, as others have mentioned, further gentrification seems to have derailed given the economy. Other weakness is the one mile distance between the intersection and the two nearest els (North/Damen + Armitage/Western).

It's much safer than it was 10 years ago, but it really comes down to what you're willing to put up with over the next few years and how long you're willing to hold onto the place.
