Hi All,

I am thinking about buying a duplex in the northwest part of Logan Square (3759 W Diversey). I would live in half and rent the other. What do you think of this area? How is Kosciuszko Park? Do you see this area improving in the next 5 years or so?

Improving and for the most part safe. its not a dangerous neighborhood but one you really have to have street smarts. Area is getti.ng better

Thanks for the replies! The duplex is listed for 230k but needs a lot of work. I should be able to make it work if I can get ~450 per bedroom in rent. Is that realistic in NW Logan Square?

It looks to be getting better, but it's a little too far off the beaten path to get swept up in the gentrification wave that's happening further east. My crystal ball says it's a good place to invest if you plan to be in it for the long term.

True. I don't think it will ever get fully gentrified or fully improvide, but it will certainly improve.

Don't do it if 5 years if your timeframe, meaning that's when you'd hope to sell and make a profit covering all of your expenses and efforts.

If you are in it for 10+ years, it's a good investment IMO.
