Hi Guys - Long time lurker and finally joined.

My family is growing and in need of more square footage. I am currently in west loop and recently came across a town house on Milwaukee and Kostner in Old Irving area. The house itself is stellar.

However, I worry about the area a bit. Can someoene who lives nearby explain the general make up and overall feel of the block?

I travel a lot too so the wife will be by herself with the baby. Therefore I definitely want it to be safe and quiet. We'll have a car so I am not too worried bout missing out on the conveniences of west loop or the yupiness of Lincoln park etc... i actually prefer quiet.

Its near Kilbourn park. Is that a nice park for a toddler?

What is your budget? The best areas for families are on the far Northwest Side Edison Park, Oriole Park, Norwood Park, Schorsch Forest View and Edgebrook. On the lesser side I would say look into Gladstone Park, Belmont Heights and Belmont Terrace. Old Irving is still nice. Kilbourn Park has some issues with gangs. Generally stay north of Addison.

If the house is on Milwaukee there are often signifanct negatives associated being on a thoroughfare that is likely to have more fast food and other undesirable businesses.
