I wouldn't call it boring, it's just that what they have caters more to ethnic groups and immigrants than transplants. It's one of the most densely populated neighborhoods and it has a business strip that's thriving better than most other ones outside of downtown & richer neighborhoods.

Exactly - all the Korean families have moved to Niles and Glenview for the most part, although some of the businesses remain. Most of the Asians in the neighborhood are South Asian (from India and Pakistan). I love the fact that if you go by the playground at Volta Elementary, you're likely to find the space being shared by kids playing soccer (mostly Latino), kids playing cricket (Indo/Pak), and kids throwing footballs or riding bikes (anyone).

Street parking on the residential blocks is not good as the density of the area is rather high. I think there were a lot of short sales/foreclosures in the area after the condo boom. I do apartment leasing and I've shown quite a few units in Albany Park that were bought for way below market and are now rentals.

What kind of folks are moving into those rentals, if you don't mind my asking?

Ok, that's fine. It's not the hippest neighborhood by any stretch, but there are definitely younger people moving there. Hipsters are finding their way there it seems to me.
