I own a small 3 bedroom ranch here on the south side (60638). They wife and I are looking into adding A second-story addition to our home. We were curious to know an average price just to add three bedrooms and possibly a bathroom and a ballpark figure. Thank you

I'd look at some of the building permits from the city as there are a number for SFH additions.

Renovation permit list

Search for the word "addition" on the page above. For example, I found one that's adding 3 bedrooms and 2 baths to a new second floor on the south side. It lists the estimated cost at around $90K. I see some others around $125K. There's a lot of factors though for price though I'm sure as you know. Labor, building materials, existing house, etc.

If you're looking at a project like this, its worth joining Angies List for a year.

You not only get reviews, but will also see prices the contractors charged w/a description of the work performed. Helps to ballpark it and narrow down the list of companies you'd want to reach out to estimate the work.

Angie's list is kind of a bad joke among the experienced contractors I know -- they hit up the folks for memberships and all kinds of "resolution services" for half baked / inexperienced firms while people that actually know good work speaks for itself and "word of mouth" still is plenty for talented contractors...

Yeah, the 'deals' part of the company is worth avoiding.

Still, it provides a degree of price transparency in a market where that's lacking, and at least provide a better indicator of who to avoid when deciding who to get estimates from.
