The moral of the story is, check up on the condo association finances for status of reserves and see if the association has been turned over to the residents yet. If still in the hands of the developer, you have basically zero recourse if he skips town with stuff left undone. OTOH, Kimball Station is a pretty big development and possibly less likely to be left in the lurch.
Here's the status of things there as of mid-March. Interesting/concerning that there were apparently 15 under contract in October but none of those had come to fruition by March. I haven't been by there lately so I can't comment as to how it looks outside currently, but I'll be over there later this morning.

Stones are the biggest group in Albany park. I see their taggings all the time and I took pics here but they're being put down: http://farm4.static.flickr.com/3443/...372f9c55_b.jpg
Pretty ugly drawings.
The popes aren't really in AP, but they do cross over sometimes. They're more on Foster and washtenaw area, they're the least important one.

Albnay Park
me and my husband are going to buy a two flat and we keep hearing about Albany Park. What is it like there? is it possibly a good place for a first time home buyer (a young family with an almost 2 year old)? Since we would be renting one of the units, what is the market like? Are places sitting empty while waiting for a renter? Thanks in advance!
